  -Steve Carr, Principal/Healthcare Team Lead, H+L Architecture

Steve has over 35 years of design and project management experience with a focus on inpatient and ambulatory healthcare services for most of the past 20 years. He is responsible for advocating for and engaging clients in strategic planning, programming, master facility planning, and design experiences. He is a past President of AIA Denver and a member of the Colorado Hospital Association’s Regulatory Compliance Task Force. Steve is Project Director for the Denver Veteran’s Administration Medical Center replacement hospital at the Fitzsimons Medical Campus and Designer and Principal in charge for a Skilled Nursing Facility in Colorado Springs and a Medical Clinic for Longmont United Hospital. He was a Designer and Principal in Charge of two recent projects ; a Free Standing Emergency Department and Ambulatory Surgery Center for the Poudre Valley Health System and an Outpatient Service Center for the University of Colorado Health System. Recent strategic and master facility planning experiences include a healthcare system in the Middle East, St Anthony Hospital in Lakewood, CO, Indian Peaks Medical Center in Fredrick, CO, Via Christi Health System in Wichita, KS and Augusta Medical Center near Charlottesville, NC.

  -Sheila Elijah-Barnwell, PhD, Director of Research, HDR

With a Ph.D. in Architecture Education, Sheila leads HDR’s Consulting Practices, Research, and University Educational programs. She is a 20-year veteran of the healthcare design field, with extensive experience as a project designer, project architect and project manager. In all, Sheila has worked on more than 50 healthcare projects throughout the United States, ranging from small community facilities to larger academic hospitals. This experience has proved vital in her efforts to grow the industry’s collective intellectual and design capital in the creation of knowledge that supports evidence-based design efforts. Her passion for teaching and giving back to the profession led her to help found the HDR-sponsored Graduate Program in Healthcare Design at the University of Nebraska-Lincoln, a program designed to better educate a whole new generation of healthcare design leaders. She is currently working to refine the program model, forging partnerships with academic institutions and programs within the Environmental Design, Public Health, and Medical fields.

  Kevin began his tenure with HCA-HealthONE in 1997, and is responsible for management of all real estate activities in the Colorado, Nevada, and Kansas areas.
  -Patricia Wassik, President, Health Connect Properties

Patricia’s experience comes from owning and operating a full service healthcare real estate company in Colorado’s Front Range. She had been instrumental in growing the firm’s asset/property management business to a 2 million square foot medical office portfolio which included 4 major hospital systems. Her early career emphasized on property and construction management services. Her construction management experience includes tenant finish coordination, total building renovation and conversion of use. She has developed a Construction Management Training Manual providing a step-by-step process for tenant finish coordination. This manual has been recognized nationally by the Institute of Real Estate Management. She has completed sales transactions on several medical office buildings ranging in value of $1.1 million to $3 million.


Rethinking Healthcare Real Estate Strategies Panel

  -Ed Christen, Senior VP of Finance, Nexcore

Ed assists with analyzing and structuring all development and acquisition projects for NexCore Group. His additional responsibilities include the sourcing of debt and equity capital for these opportunities. Ed has been involved in analyzing, structuring, financing, and closing over $500 million of real estate projects. He has more than 12 years of experience in real estate analysis, acquisitions, due diligence, finance, and investment performance.

John is a director at the Denver office of Newmark Grubb Knight Frank. Since 1996, John Gustafson has been involved in commercial real estate with experience in appraisal, brokerage, investment and development. He has more than 14 years of experience in leasing and sales at brokerage and development firms completing more than 5 million square feet of deals, including $80 million in sale transactions. His experience ranges from the leasing and marketing of a 44-building, two-million-square-foot real estate portfolio; to representing tenants leasing medical space; to the sale of either investment or user buildings.


Courtney Hanfland, National Director, Real Estate Transaction, Catholic Health Initiatives


Courtney has spent the last 10 years working exclusively in the healthcare real estate sector. She started in acquisitions for a Denver based capital venture firm working on value-add medical office investment opportunities in partnership with Nationwide Health Properties (acquired by Ventas in 2011). After acquiring 34 properties, she moved to an asset management role to oversee the medical office portfolio operations including leasing and property management. In 2009, she joined NexCore Group, a national developer/acquirer of healthcare real estate as the Vice President of Asset Management/Leasing. In her role at NexCore, Courtney was responsible for 2.5M SF overseeing portfolio operations including financing, disposition strategies, leasing and property management. Starting in 2010, Courtney’s role expanded to include acquisition due diligence and underwriting. She was responsible for acquisition underwriting, due diligence, tenant interviews, closing and seamless operational transition on $500M of acquisitions from 2010 to 2013. Courtney joined CHI in October 2013 as the National Manager, Leasing.

  -Shane Seitz, Vice President Investments, Ventas Healthcare Properties
  Shane joined Ventas, Inc., when Ventas acquired Nationwide Health Properties (NHP) in 2011. He is responsible for the acquisition of medical office buildings and establishing strategic joint venture relationships with developers and owners. Prior to joining NHP, he served as a Senior Acquisitions Associate with InSite Medical Properties, a division of The Broe Group, handling the acquisition, equity and debt financing of their medical office building portfolio. Before joining InSite, he was with Hammes Company, a national healthcare development company focusing on development, facilities planning, asset management and asset advisory services.

Understanding the Web of Legal Issues in Leasing, Fitting Out, and Operating Medical Related Properties

       A few takeaways from this session:

  • Ensure there are no hidden prohibitions in the deed, zoning, or the leases of other tenants that could restrict a medical tenant’s ability to use the facility

  • Most commercial lease forms do not anticipate a medical tenant. Therefore, they do not fully address important issues such as; landlord’s access, hazardous materials and regulated medical waste

  • Common boilerplate lease language can violate HIPAA, Controlled Substance Act, and other regulations

  • A well-defined Request for Proposal (RFP) process can speed negotiations, due diligence, and avoid costly problems

  James Borgel has over 25 years of experience representing developers in the acquisition, development, and sale of real estate. He assists clients with virtually all facets of real estate development, including purchase and sale contracts, annexation, zoning, subdivision, construction contracts, and infrastructure and development agreements. James also works with developers of both conventional and alternative energy projects, such as pipelines, transmission lines, wind farms, and solar farms. Prior to joining Holland & Hart, he was of counsel with a small, sophisticated real estate firm in Denver and was general counsel for the developer of two mixed use projects totaling more than 5,500 acres. He also spent 10 years as Colorado counsel for the original developer of the 22,000 acre Highlands Ranch project in Douglas County, Colorado.
  Mark Senn’s practice emphasizes all aspects of commercial real estate transactions including preparation and negotiation of leases, purchase and sale contracts, and loan agreements. He represents landlords, tenants, developers, and lenders and frequently serves as an expert witness. He has spoken throughout the country for Practicing Law Institute, International Council of Shopping Centers, the American Conference Institute, CLE International, and many state continuing legal education programs. Mark is the co-chair of ALI-CLE’s “Commercial Real Estate Leases” and “Modern Real Estate Transactions” programs. He is author of Commercial Real Estate Leases: Preparation, Negotiation, and Forms (5th ed.). He is a member of the board of advisors of Commercial Lease Law Insider and Commercial Tenant’s Lease Insider.

2015 Economic & Political Realities of ACA – How Hidden Requirements Can Derail Projects


  - Mike Wood, Director/Healthcare Market Development, Oldcastle; former Facilities Director/Kaiser Permanente; and Vice President IFMA HealthCare Institute
  Mike assists a wide spectrum of clients with the diverse sets of materials, design, custom manufactured products, and supply chain functions associated with large-scale healthcare capital efforts. These services range from organization of the needs; assemblage of the highest value team; developing strategic level budgets and schedules; leading and assisting with team member selection processes; and facilitating the process of design, construction and installation processes while ensuring continuous alignment of program goals to daily/weekly/monthly activity. Prior to joining Oldcastle, Mike has led organizations, program and project delivery teams ranging from single focused efforts over $500 million to capital programs containing more than 1,000 annual projects on a national scale for nearly 30 years, including Europe and South America. He was director of Facilities/Project Management for Kaiser Permanente for 10 years in Oregon and Colorado.

  Jim is Project Director for Healthcare design and construction at Jacobs Engineering, managing a team of 35 staff assisting the VA to build a 1.3 M SF replacement medical center in Denver. Previously assisted the state of Louisiana with the University Medical Center, the replacement for Katrina damaged Charity Hospital in New Orleans. Prior to that, he managed several capital and operating departments for Kaiser Permanente Colorado for 15 years. Functions included design and construction, real estate, capital planning and analysis/decision support, maintenance, security, EVS, medical equipment planning and lease administration.
